Job Purpose
Lead and oversee the property management function for Aldar’s Industrial & Logistics (I&L) portfolio, ensuring optimal operational, financial, and tenant performance of all completed and income-generating assets.
Develop and implement strategies, systems, and policies to enhance tenant satisfaction, asset value, sustainability, and operational efficiency across all logistics parks/facilities, BTS facilities, and multi-tenant LIU developments.
Roles and Responsibilities
Lead role in the following areas:
PROPERTY OPERATIONS MANAGEMENT
Lead and continuously enhance Aldar’s I&L property management framework across FM, leasing, service delivery, and tenant experience.
Oversee daily portfolio operations to ensure alignment with asset management strategy and KPIs.
Manage service providers and FM contractors to maintain high standards of safety, maintenance, and compliance.
Ensure all properties meet health, safety, environmental, and regulatory requirements.
TENANT RELATIONS & LEASE ADMINISTRATION
Build and maintain strong tenant relationships to drive satisfaction, retention, and renewals.
Manage lease administration, including rent collection, renewals, terminations, and documentation.
Coordinate with Asset Management, finance and other relevant internal teams on leasing strategy, rent reviews, and performance KPIs.
Resolve tenant issues promptly and proactively to uphold Aldar’s brand reputation.
FINANCIAL PERFORMANCE & BUDGETING
Develop and manage annual OPEX and CAPEX budgets for the I&L portfolio
Monitor costs, drive operational efficiency, and implement sustainability and energy-saving initiatives.
Track and report key financial metrics (NOI, recovery rates, arrears) to optimize performance.
Support valuation and financial modelling for new projects and transitions to operations.
POLICIES, SYSTEMS & DIGITALIZATION
Standardize policies and processes across the I&L property management function.
Lead the implementation of digital tools and automation systems to enhance reporting, monitoring, and operational efficiency.
Establish SLAs, KPIs, and performance dashboards for service providers and internal teams.
TEAM LEADERSHIP & STAKEHOLDER MANAGEMENT
Manage, mentor, and develop a high-performing team of property and facilities managers.
Collaborate with Asset Management, Development, Finance, and Legal to ensure seamless handover and lifecycle management of assets.
Serve as the key operational representative of the I&L platform with tenants, authorities, and Aldar’s corporate teams.
Related Years of Experience
12–15 years of property management experience, ideally within industrial & logistics asset class.
4-6 years in a leadership or senior management role.
FIELD OF EXPERIENCE
Property & Facilities Management, Tenant Relations, OPEX Optimization.
Proven experience in real estate property management.
Specialized expertise in Industrial & Logistics (I&L) highly preferred.
Solid exposure to key regional markets, including the UAE, KSA, and broader GCC.
TECHNICAL AND INTERPERSONAL SKILLS
Strong financial and analytical understanding of property operations.
Excellent stakeholder and tenant relationship management.
Knowledge of FM systems, service charge budgeting, and sustainability best practices.
Strong leadership and communication skills.
QUALIFICATION
Bachelor’s degree in real estate, Engineering, or Business Administration.
