Viewpoint at Murfreesboro is a brand new 171 unit townhome community in the heart of Murfreesboro, TN. The property consists of 3- and 4-bedroom townhomes, clubhouse, swimming pool, pet park, play lawn, and leasing center.

Position Overview

Adoor is seeking a highly motivated and skilled Maintenance Supervisor to join our team. The Maintenance Supervisor will be responsible for performing a wide range of duties related to the upkeep, repair, and preventative maintenance of equipment, machinery, and facilities. This role is crucial to ensuring the safe, efficient, and continuous operation of our build-to-rent townhome community. 

The ideal candidate will need to possess a strong understanding of mechanical, electrical, and hydraulic systems, as well as excellent troubleshooting and problem-solving abilities. They will be committed to maintaining a high standard of quality, safety, and efficiency in all aspects of their work. A strong communicator and problem-solver, they thrive in a fast-paced environment and are committed to maintaining safe, well-kept homes that meet both resident expectations and company standards.

Key Responsibilities

  • Ensure all homes meet Adoor’s move-in readiness standards.

  • Perform, and outsource where required, work orders including plumbing, electrical, HVAC, appliance, drywall, and cosmetic repairs.
  • Coordinate and ensure completion of preventative maintenance tasks on units, common areas, and building systems.

  • Conduct routine inspections of residential units and community areas to identify and address maintenance needs.

  • Oversee unit turnover process to ensure timely and quality-ready homes for new residents.

  • Maintain inventory of tools, equipment, and supplies; manage vendor relationships and order materials as needed.

  • Ensure compliance with safety standards, OSHA regulations, and company policies.

  • Participate in after-hours emergency maintenance calls on a rotating basis.

  • Collaborate with the property/community management team to deliver excellent resident satisfaction and retention.
  • Submit, track, and follow-up on warranty claims for newly built homes.
  • Keep warranty logs and documentation up-to-date for internal reference.
  • Ensure compliance with safety standards, including use of PPE and lock-out/tag-out procedures.
  • Conduct pre- and post-delivery inspections of newly built homes and community grounds, ensuring all systems, finishes, and landscaping meet company standards.
  • Recruit, onboard, and manage local vendors, ensuring coverage, quality performance, and compliance with Adoor’s service standards and pricing structures.

Qualifications

  • Proven experience (3+ years) in residential property maintenance, including supervisory responsibilities.

  • Prior experience in Build-to-Rent, multifamily, or residential communities strongly preferred.

  • Knowledge of building systems including HVAC, electrical, plumbing, and appliances.

  • (EPA Universal or Type II) preferred.

  • Ability to read and interpret blueprints, technical manuals, and equipment schematics.

  • Strong leadership, problem-solving, and communication skills.

  • Tech-savvy; able to use maintenance management software and mobile applications.

  • Valid driver’s license and reliable transportation required.
