Requirements
Key Responsibilities
Project Coordination & Scheduling
- Lead the full project lifecycle—from planning to handover—covering scope, timelines, critical paths, and risk registers.
- Conduct weekly coordination meetings with contractors and site teams; record minutes, action items, and upcoming priorities.
- Manage timelines for permits and approvals related to planning, fire safety, environment, utilities, and landlord requirements.
Technical & Design Management
- Review, interpret, and mark up architectural, structural, and MEP drawings while coordinating inputs from consultants.
- Prepare, review, and update Bills of Quantities (BOQs) and material take-offs.
- Oversee drawing management, including version control, submittals, RFIs, and as-built documentation.
- Ensure adherence to design and layout standards for hospitality/retail environments, including MEP loading, flow planning, and equipment placement.
Tendering & Procurement
- Develop tender packages with scopes, BOQs, specifications, and drawings; manage competitive bidding and contractor evaluations.
- Lead negotiations and issue Work Orders/Letters of Award in alignment with contract principles such as FIDIC/NEC.
- Coordinate procurement and delivery of long-lead materials and equipment, including HVAC, electrical systems, signage, and kitchen assets.
Site Delivery & Quality
- Implement QA/QC processes, including method statements, inspection/test plans, and material compliance.
- Monitor on-site progress, workmanship, and adherence to HSE standards.
- Manage variations, claims, and change control processes with clear documentation of cost and timeline impacts.
Budget & Reporting
- Prepare and manage project budgets, track costs, commitments, and forecasts for final expenditure.
- Provide weekly progress dashboards and monthly executive summaries covering schedules, risks, safety, and financial status.
- Identify opportunities for value engineering without compromising quality or safety.
Stakeholder & Compliance
- Coordinate with landlords, authorities, utilities, and external stakeholders as required.
- Collaborate with internal teams such as Operations, Supply Chain, IT, and Marketing to ensure seamless project handovers.
- Ensure compliance with local construction codes, safety standards, and project-specific guidelines; prepare handover and O&M documentation.
Required Experience & Qualifications
Education
- BEng/BSc in Civil Engineering or Construction/Building Technology with strong civil engineering experience.
- Professional registration (or eligibility) is an advantage.
Experience (5–8+ years)
- Delivery of multi-site hospitality, retail, or commercial construction projects.
- Experience in new builds, fit-outs, and refurbishments, including work in operational or brownfield environments.
- Skilled in preparing BOQs, reviewing drawings, and managing tender processes.
- Strong coordination of contractors, consultants, and suppliers under tight schedules.
Technical Skills
- Proficiency in AutoCAD (mandatory); knowledge of Revit or BIM tools is beneficial.
- Strong ability to read architectural, structural, and MEP drawings with accurate take-off capabilities.
- Familiarity with contract administration frameworks (e.g., FIDIC/NEC), HSE standards, QA/QC procedures, and permitting.
- Competent in MS Project (or similar tools), Excel for cost tracking, and document control systems.
Industry Knowledge
- Understanding of hospitality/retail build requirements such as MEP load planning, ventilation, cold chain considerations, and food-safe finishes.
- Strong awareness of local building regulations and permitting processes.
Other Requirements
- Valid driver’s license; willingness to travel extensively.
- Excellent command of English; additional language skills are a plus.
