Maintenance Specialist (MCH)

The Maintenance Dispatcher will play a critical role in ensuring the efficient coordination of maintenance requests, scheduling, and communication between tenants, vendors, and internal teams. This position requires exceptional multitasking skills, strong communication abilities, and a customer-focused mindset to ensure timely and high-quality maintenance services for our properties.
Key Responsibilities
● Ensure that all service requests (SRs) are dispatched to the appropriate vendor and
accepted within service level agreements (SLAs)
● Coordinate with vendors to schedule work with residents and ensuring accurate
documentation of Service Requests (SRs) and Work Orders (WOs)
● Determine if an SR needs to be dispatched
● Dispatch an SR to appropriate vendor and ensure it is accepted within SLAs
● Coordinate with vendors to ensure they schedule work with residents
● Reassign work when vendors are noncompliant with SLAs and escalate consistent
issues to the Maintenance Manager
● Call residents as needed to confirm work completion
● Update notes and document progress in Origin, Darwin Homes’ proprietary
property management tool
● Utilize reporting to prioritize non-compliant SRs and dispatch effectively at scale
● Escalate various vendor and resident issues to the appropriate management teams
● Utilize Zendesk to communicate with vendors and residents and provide updates for
other teams at Darwin as needed
● Review/approve minor estimates per review guidelines
● Monitor assigned tasks and mark them as completed upon completion

Skills, Knowledge & Expertise
● High school diploma or equivalent
● 2+ years of experience in dispatching or coordinating maintenance work
● Maintenance Dispatcher 2
● Strong communication and organizational skills
● Ability to prioritize and manage multiple tasks
● Familiarity with maintenance work order systems
● Proficiency in Zendesk and Slack
