Job Summary
This position functions as a Painter and performs skilled work involving the maintenance and repair of the building. The Painter is responsible for maintaining, correcting deficiencies, and/or making repairs to all "common areas" within the Association, as defined in the Association's governing documents. The Painter shall oversee and coordinate the safe and efficient operation and maintenance of all necessary building systems, and shall possess a basic understanding of all systems servicing standard residential units.

Compensation:  $21.00 hourly, plus benefits

Schedule:  Monday- Friday from 8:00 am - 4:30 pm


What You’ll Do (Job Duties)
Performs all types of commercial painting work
Prepares various surfaces for painting by washing, scraping, burning, sanding, sandblasting or other means as necessary
Mixes, matches, and blends various paints, enamels, lacquers, varnishes, stains and special protective coatings to achieve desired color, consistency, and drying properties
Caulks, putties, cements or plasters holes and cracks. Cuts and replaces glass in windows and doors
Erects and uses ladders, scaffolding, and swinging stage equipment as required
Paints buildings, structures, equipment, and furniture using brush, spray gun or other applicator
Prepares wall and hangs paper or other wall covering material
Determines quantities and requests supplies orally or in writing
Cleans and stores tools and equipment and cleans work sites
Oversee all facets of the daily operations of the building, ensuring compliance with HOA policies and regulations as required by code and regulatory enforcement agencies
Monitor and maintain optimum performance of all building systems to include mechanical, electrical/electronic, fire life safety, smoke control, security, HVAC and water circulation system
Coordinate and interact with external contractors and vendors
Implement preventative maintenance programs


Who You Are (Skills/Experience)
Painting experience in a luxury high-rise community or hotel
HOA experience is a plus
Strong verbal and written communication
Team player attitude
Must be available by cell phone 24/7 for emergencies
HVAC certificate and EPA/608 License is a plus
Familiarity with the Uniform Commercial Building Code is a plus
Familiarity with boiler and chiller repairs is a plus
Fire system management experience is a plus
