Job Overview

JOB PURPOSE
• Oversee the implementation of the retail strategy for Own Assets and 3rd Party assets
• Own P&L for assigned assets, ensuring financial targets are met through effective strategies (rent pricing, tenant mix, etc.).

ROLES AND RESPONSIBILITIES
• Oversee the implementation of the Retail Management Strategy across assigned retail assets
• Own detailed P&L statements for each assigned asset, consolidating the financials for the combined assets, and submitting to the Head of Asset Management and Operations for review.
• Conduct in-depth financial analysis (IRR, ROI, ROE) on underperforming assets or potential acquisition opportunities, supporting go/no-go decisions on asset disposals based on feasibility studies.
• Manage the delivery of Assets in growth pipeline including new development and transformation
• Analyze market trends to maximize profits, identify emerging asset investment opportunities, and drive the company’s growth initiatives through proactive investment and development opportunities.
• Work closely with Property Management Head to recommend, track, and monitor monthly operational and financial targets for each asset, identifying opportunities for improvement and recommending mitigation actions when needed.
• Provide inputs to the ED of Asset Management in developing cross-retail asset strategies, determining rent pricing, and setting leasing/tenant mix.
• Co-define and monitor asset performance and customer satisfaction KPIs, collaborating with teams such as Retail Leasing to meet the targets 
• Based on the specific assets under management, the Asset Manager will dedicate more or less time to:
- Development Mgmt  (D’Hold Input/Advisory) : Build the pipeline of retail assets based on the business plan. Coordinate with AI-DM for the  timely delivery
 - Acquisition  & Integration: Conduct market study for potential acquisitions and coordinate with investment management team for processcompletion; manage the post acquisition-  integration activities
- Strategic Disposal (Advisory): Perform in depth financial analysis (IRR, ROI, ROE) on assigned underperforming assets and recommend for asset disposals
- Transformation: Build the business case for the transformation of existing assets and oversee the design & delivery of the projects on time within the budget 

RELATED YEARS OF EXPERIENCE
Min of 12+ years of related experience in managing retail asset properties with annual revenue in excess of AED 1Bn million

YOE IN MANAGERIAL POSITION
Min of 4+ years of experience in a similar managerial position

FIELD OF EXPERIENCE
•Experience in retail management i.e., malls and community retail
•Strong exposure to GCC real estate market
•Experience in Property Management and respective remedial auctions

TECHNICAL AND INTERPERSONAL SKILLS
•Excellent analytical skills
•Planning and organizing skills
•Demonstrated skills in building and maintaining strong relationships with internal and external stakeholders
•Excellent negotiation and persuasion skills
•Excellent conflict resolution/management skills
•Excellent communication and interpersonal skills
•Excellent relationship with major Middle East regional retailers

QUALIFICATION
Bachelor’s degree in engineering, business or economics, MBA
