About the Role
As the Preconstruction Manager, you'll lead the transition from project award to execution by coordinating job setup, validating budgets, managing early buyouts, and ensuring critical materials and documentation are in place before construction begins.
Your responsibilities will include:
- Lead the job setup process for newly awarded projects, including budgets, schedules, and project documentation.
- Validate estimating budgets, quantities, and pricing against the final contract scope.
- Manage subcontractor and material buyouts, ensuring competitive pricing and complete scope coverage.
- Coordinate early project submittals and procurement of long-lead materials to support project schedules.
- Serve as the primary liaison between estimating and operations to ensure a seamless project handoff.
- Review contract documents and reconcile scope gaps, exclusions, and discrepancies.
- Coordinate subcontractor and supplier qualification efforts during the preconstruction phase.
- Maintain accurate buyout logs, job setup documentation, and submittal tracking.
- Identify cost, schedule, and scope risks early and communicate mitigation strategies.
- Develop and improve standardized preconstruction processes and best practices.
- Collaborate with project managers, estimators, vendors, and subcontractors throughout the preconstruction process.
- Perform other duties as assigned.
What We're Looking For
- 7+ years of experience in construction estimating, preconstruction, project management, or subcontractor buyout.
- Experience with mission-critical or data center construction projects is strongly preferred.
- Strong understanding of estimating, budgeting, subcontractor buyout, and construction project startup.
- Ability to read and interpret construction drawings, specifications, contracts, and scopes of work.
- Experience with construction software such as Procore, Primavera P6, MS Project, Sage, or similar platforms.
- Excellent organizational skills with the ability to manage multiple projects and competing deadlines.
- Strong communication and collaboration skills across estimating, operations, vendors, and project teams.
- High attention to detail and strong analytical problem-solving abilities.
- Effective negotiation skills and experience managing subcontractor relationships.
- Bachelor's degree in Construction Management, Engineering, or a related field preferred.
- OSHA 30 certification is preferred.
