Job Overview

The Mission

The mission of the General Manager is to fully own the success of the campground.

This means leading day-to-day operations, building and developing a high-performing team, and delivering exceptional guest experiences that drive loyalty, revenue, and profitability. You are the on-site leader responsible for bringing the vision for the property to life through disciplined execution, high-energy hospitality, and a well-run, engaging activity program.

*Note: On site housing is available for the General Manager and will be discussed during the interview process.

What Success Looks Like

Property Performance
  • Achieves or exceeds key property metrics, including guest satisfaction (gNPS, tNPS) and profitability (NOI).
  • Owns the property’s P&L and makes informed decisions that balance guest experience with financial performance.
  • Partners with the Campground Operations Coach to set and execute a clear plan for the property, including goals for reviews, satisfaction, and growth.
Guest Experience & Activities
  • Delivers a consistently 5-star guest experience.
  • Ensures hospitality standards are executed daily, including phone and guest interactions.
  • Designs and executes a high-energy, well-organized activity program from season open to close.
  • Trains the team to actively generate 5-star Google Reviews.
People & Leadership
  • Recruits, hires, and develops a fully staffed team of strong on-site team members.
  • Provides clear expectations, consistent coaching, and real-time feedback.
  • Builds a positive, accountable, and fun team culture aligned with Team Outsider values.
Operational Excellence
  • Executes the operational plan for the property with consistency and attention to detail.
  • Ensures full compliance with Home Office processes and standards.
  • Manages capital projects on time and within budget.
Systems & Execution
  • Is fluent in property systems (K2 or Campspot) and uses data to inform decisions.
  • Shows up prepared and engaged in weekly leadership meetings.
  • Identifies issues quickly and solves them using available tools and support.
Asset, Risk & Safety Management
  • Proactively identifies and addresses operational risks.
  • Ensures full compliance with all safety protocols.
  • Demonstrates strong stewardship of the property through preventative maintenance oversight.
