The Bridge Loan Underwriter is responsible for evaluating, underwriting, and approving short-term bridge loan applications in accordance with company guidelines and risk standards. This role focuses on assessing borrower creditworthiness, collateral value, exit strategies, and overall deal viability to support fast-paced lending decisions while maintaining portfolio quality.
Key Responsibilities
- Conduct initial reviews of bridge loan applications to determine deal viability and completeness
- Order third-party reports including title prelims, appraisals, and BPOs as required
- Review title prelims to identify red flags such as liens, judgments, vesting issues, or ownership discrepancies
- Analyze borrower credit profiles, financial statements, liquidity, and real estate experience
- Review property details, valuations, market data, and exit strategies (sale, refinance, or hold)
- Calculate and assess LTV, ARV, leverage, and other risk metrics
- Prepare clear underwriting summaries and recommendations for senior review or final approval
- Ensure compliance with internal underwriting guidelines and investor requirements
- Communicate findings, conditions, and concerns with loan officers, processors, and closing teams
- Maintain accurate and organized underwriting notes and documentation in the loan origination system
- Assist with post-closing reviews and ongoing portfolio monitoring as needed
Skills, Knowledge and Expertise
- Bachelor’s degree in finance, business, real estate, or a related field (or equivalent experience)
- 2+ years of underwriting experience in bridge loans, private lending, hard money, or residential/commercial real estate
- Strong understanding of short-term lending structures, ARV-based lending, and real estate valuation
- Ability to interpret financial statements, tax returns, and credit reports
- Knowledge of underwriting tools, LOS platforms, and valuation models
- Excellent analytical, organizational, and decision-making skills
- Strong written and verbal communication skills
- Ability to thrive in a fast-paced, deadline-driven environment
- Experience in underwriting fix-and-flip, rental, or transitional real estate loans
- Familiarity with state-specific lending regulations and investor guidelines
- Background in non-QM, DSCR, or private money lending
- Advanced Excel or financial modeling skills
